What we look at

We walk the roof where it is safe to do so and check the things that actually fail in this climate: underlayment condition, cracked or slipped tiles, ridge and hip mortar, flashing at walls and penetrations, pipe jacks and boots, valleys, seams and laps on low-slope sections, drainage and ponding, and the condition of any coating.

Inside, we look for the evidence that tells us how long a leak has been running — staining, soft drywall, daylight through sheathing, and insulation that has been repeatedly wet.

What you get afterwards

You receive a plain-English summary with photographs, a clear statement of what is urgent versus what can wait, and a written estimate for the work. If your roof has years of service left, we will tell you that too — a maintenance visit is a better outcome for both of us than a replacement you did not need.

If the damage looks like a covered insurance loss, we will say so and help you document it properly.
