Roof Cleaning & Maintenance

Maintenance is the least glamorous line item on a property budget and the one with the best return. Nearly every emergency call we take was preventable a season earlier.

  • Debris, sand and vegetation cleared from valleys, drains and scuppers
  • Pipe boots, jacks and penetrations resealed before they split
  • Pre-monsoon and post-storm inspection visits
  • Written condition report each visit so you can track change over time

What a maintenance visit covers

We clear valleys, drains, scuppers and gutters, remove blown debris and windborne vegetation, check and reseal penetrations, look over flashing and terminations, and note anything that has changed since the previous visit.

Blocked drainage is the leading cause of avoidable flat roof failure in the valley. Sand and palm debris pack into low points, water backs up behind them, and a lap that would have lasted another decade opens up.

Timing it around the monsoon

The desert monsoon season runs roughly from June into September, and it delivers the majority of the wind-and-water damage we repair each year. The most useful maintenance visit of the year is the one that happens before it, not after.

For commercial properties and HOAs we set up recurring schedules with reporting so budget-holders can see the roof trend rather than react to it.
