Lift, reset, and save the tile

On a large share of the tile roofs we see, the tile is in good condition and the underlayment underneath is brittle and cracking. Rather than send sound tile to landfill, we carefully lift and stack it, strip and replace the underlayment, replace any broken pieces, and reset the roof.

It costs less than an all-new tile roof, keeps the look of the house exactly as it was, and resets the real waterproofing layer — which is the part that was failing.

Details that decide how long it lasts

Tile roofs leak at their details, not their fields: hip and ridge, valleys, headwall and sidewall flashing, and penetrations. We flash rather than caulk, use proper valley metal, and mortar or mechanically attach ridge according to the system and the wind exposure.

Foot traffic breaks more tile in this valley than weather does. When we service a tile roof, our crews walk it correctly and we replace anything that breaks in the process.
